New Entry Doors?

The May 3, 2011 Agenda includes Item IID: "Unit Owners to Replace Their Entry Doors." The Blog Team believes that entry door replacement is a good idea, depending on the purchase method.

Some years ago we approached hmm, was it Darlene or Suzy? Not sure. Anyway, we said that we were speculating about replacig our entry door. She told us to "hold off" because the Board was considering a programmed replacement plan. Well that never materialized, but the issue has now resurfaced.

In spite of the fact that the doors have been painted from time to time, they are old and in pretty shabby condition. They are one of the first things that our guests see as they walk down the hallways, and, therefore, they shape a first impression of the OM. And then there is the safety and security issues.

A programmed replacement - as opposed to individual purchases - that can take advantage of quantity discounts is the only way to proceed, in our opinion.

Now the last thing that unit owners need these days is to get hit with a huge assessment. So we favor a method similar to that which funded the window project: Shop for the best loan terms, and amortise payments over a five year period.

Your thoughts?

A new front door should only cost each unit owner a few hundred dollars per unit. Why would we need to get a loan?As far as the window project we did not get the lowest contractor with the best loan terms. We got the best company for Frank ?????

  2. I agree with Mike. Why do we need a loan for doors? Isn't the building in enough trouble with The Israeli Discount Bank re "A Loan." If an individiual can't afford a few hundred dollars for a door or 2, than they really shouldn't have a condo for an investment!

  3. Door $450, Frame $350, Lock set $200, Instillation $175, Paint $75
Cost so Frank dose not pay - priceless.

  4. "Please reply favorablely if you as an association member approval of the physical improvements in the building and on the grounds at the Ocean Manor.

A simple reply of Yes I approve will be sufficent."

Exactly which improvements are they talking about? How much of these improvements does the association pay for that actually become the "property" of the hotel that they can use to charge guests for?
