Higher Guest Parking Fees?

The following post was originally submitted as a comment under the thread, "What's Going on at the OM." We thought it should be elevated to a new thread. The Blog Team


Ninety percent of the parking spots at the OM have been painted as valet only. Parking for guests is now $5.00 per day. Hope owners and guest enjoy there new and unique valet parking experience.

  1. Are you sure?If you are not renting a unit and only come to the restaurant or the tikie bar,the fee is $5.
    If you are renting a unit the fee is $7.00 for the first 4 nights, and than it is $2 per day for the balance of your stay.

  2. I received the following response from Rick concerning the current parking fee ppolicy:

    Owners own the far North Wall and South wall for parking.

    Owners park free. Hotel guest pay $7.00 registration fee for the first four nights, then $2.00 a night after that. New Owners pay a one time $7.00 registration fee so we know who they are. A guest who stops by the hotel to eat drink or see friends pays $5.00.

    This saves the condo association $3,000 per month. We used to pay the valet company years ago. $6,000 per month. Now we pay $3,000 per month. Insurance is up, they have a larger staff and the cars are parked quicker. The valet staff also helps with security monitoring who comes in and out of the building and alerts the front desk to any problem.

    If an owner rents his unit. The Condo Law 718. The owner gives up his rights to his free space and the renter has free parking and the owner must pay as a guest.

    The have marked certain spaces in the center which is double parking for valet. They have marked a few spaces as valet on the north side. But, these spaces are for handicapped parking and most owners use them at night anyway. I will check to see if they marked valet parking on the south wall today.

    Since this is also a hotel which approximately 80 owners have put into the hotel program. And other owners rent privately parking is at a minimum. So, without the valet service it would be impossible to service this building.

    There are no painted Valet on the spots on the South Wall.

  4. Did anyone catch this in the above:

    If an owner rents his unit. The Condo Law 718. The owner gives up his rights to his free space and the renter has free parking and the owner must pay as a guest.

    So when we rent our condos our guest's get free parking?

    Then why are we paying for weekly renters to park?

    As according to Condo Law 718 we shouldn't be charged, correct? Can someone enlighten us on this DOUBLE SPEAK?

  5. One person has a right to park free per unit. If you keep this right, you park free when visiting but your tenant pays. If you give this right to your tenant, he parks free and you pay. Sounds simple enough. If you are renting for week long stays or less, it is easier to let the tenant pay rather than constantly re-registering a new car every week. It is only $13 a week to the tenant.

    You state sounds simple enough in regard to my question.

    Really?

    If Condo Law 718 says that the person occupying the condo doesn't have to pay, then why do the guest's renting our condo have to pay?

    Oh and it's $15.00 a week per as it's been changed to $7.00 the FIRST 3 Nights, and $2.00 a night each additional night.

    The whole situation is balony as according to condo docs each condo is allowed 1 parking space, so hence my guest's should not have to pay.

    This is just another way for Samantha to make money.

    She OWNS the laundry room, the coffee shop, the ice cream concession, car service, etc.

    Yes, she has a right to make business, but not off a parking space that according to condo docs belongs to me.

Samantha does not own the laundry room.If she owned it she would have to pay for the water, electric,and repairs for the machines when they break down.We the condo owners pay for the water,electric,and the repairs.Samantha,and Frank take the money (ROB) out of the machines,and leave the bills for us to pay.That money sould go to the condo assoc to help pay bills.
