Ninety percent of the parking spots at the OM have been painted as valet only. Parking for guests is now $5.00 per day. Hope owners and guest enjoy there new and unique valet parking experience.

Has our President resigned???
A rumor has reached me in New York that our President has resigned. Can anyone confirm that? Maintenance arrears has been explained to me as the problem. This does certainly bear further examination...

What's Going on at the OM: A Call for Information
This is a request directed to Ocean Manor Condo residents, Board members, commercial owners and CAM. Many unit owners for various reasons don't get an opportunity to visit the "Jewel" very often. There really is no vehicle in place which allows absentee owners to keep up to date with day to day changes - whether they be improvements or otherwise. For the benefit of these owners, we are requesting that, those in the know, provide any information that they feel may be of interest to those owners who have invested in this property, but don't have access to current events. Thanks for your help.

Is it true there is greatness in our midst?
Did anyone catch "the People's Court"? I missed it but I heard there was something on about the coffee shop in our lobby...I hope it portrayed our building well.

Spring Break Crowd
Once again this year I just had to return a week of rent to a perfectly good family because of the spring break crowd that Frank has brought to our building. They have taken over the beach and the pool, thrown people off the elevators, partied loudly until all hours etc. etc. etc. Until we all stand together, this will continue.

Parking Fees Revisited
Most owners who rent their units are probably booked for the 2010 season, and are now formulating their marketing plans for next (2011) season. If you use a web site or other media to advertise, this would be a good time to include a disclosure outlining the fees for parking, beach chairs, umbrellas, etc.
Many of us were caught unawares when our renters began calling us to complain about being charged for parking at the OM. We have yet to see anything in writing which authorized these charges. Evidently, they began as a $5 fee for the duration of a stay and then were increased to $7 for the first 4 nights and $2 per night thereafter.
Although one might argue that the charges are competitive when compared with the industry as a whole, why do we have to learn about these important fee revisions - parking, beach chairs, umbrellas, and the like - from our guests? It is embarrassing, at the very least, and has required many of us to reimburse our renters after the fact.
A plea to the commercial owner, the Board of Directors, and the CAM: Please * please * please * when changes are made to the by-laws which affect our contractual relationship with our renters, do not assume that we, the owners, many of whom are scattered around the country, will somehow be zapped with enlightenment. You have our email addresses as well as the Blog. Please keep us informed.
Footnote - this issue was also addressed by Michael Bencivenga in a December, 2009 post.
